Let’s be honest, the lingering impact of the coronavirus is bound to be around for years to come and undoubtedly some homebuyers’ budgets will be affected as a result.

Despite its two-storey neighbours, it showcases how light-filled and spacious it is on the inside, and you’ll also find it has a lovely feel thanks to that inviting Nordic interior which leans towards minimalism with a layering of neutral shades.

“The Kenzi is just a delight… it is stylish courtyard living that through clever design still offers the feeling of space,” Fairmont Homes’ general manager Graeme Baird says.

Straight off you’ll notice the Kenzi’s slim yet attractive frontage, with tall windows framed by brick pillars on the portico. It’s shown with a single garage, but there’s the option of a double garage if you want two cars under secure lockup.

The dimensions of the entrance also impresses, so don’t be expecting a small hallway because this design has an extra wide entry that makes all the difference to your first impression. A hallway niche with streamlined built-in joinery fabulously creates vital cupboard space as well as a chic spot to drop your keys or bag on your way in.

And even in a compact home design such as this, it’s good to see smart details that make life easier have been included. Details such as a rear door off the garage to the backyard and another into the hallway. The double-door coat cupboard plus a wide linen cupboard to sort your necessities.

You’ll pass all the bedrooms and utilities on your way to the living zone, but I’ll come back to those later because it’s the bright living hub that is the delightful centre of attention.

The Kenzi’s combined living/dining/kitchen zone faces the backyard and spans the width of the design – more than 7m wide – so it feels generous, while tall windows keep it bright and a set of sliding doors open it to the alfresco. Higher than standard 2.7m ceilings are also on display to show what an asset they are to smaller homes and how they improve the sense of spaciousness.

Thoughtfully designed to optimise the space’s versatility, the kitchen is to one side. With walls painted in Wattyl’s Floral White and large format concrete-look floor tiles, the Scandi vibe kicks in, in the galley kitchen which is dressed in the same tone (only double strength) on lower cupboards, Laminex’s Platinum Micro Natural on the benchtop, soft grey subway tiles on the splashback, warmed with above-counter cupboards in a light ash laminate, and matched with timber and glass pendants above the benchtop.

It’s very contemporary Scandi and it complements the Kenzi’s dimensions and layout, which includes an integrated niche with floating built-in joinery in the lounge.

“The kitchen is modern and edgy offering storage and benchspace usually not found in this price range,” Graeme says. “The living/meals/kitchen exudes style and class with a stunning recess that reduces the impact of furniture.”

While it’s easy to linger in this comfortable living space, you’ll want to check out the bathrooms and master bedroom’s walk-in wardrobe, which are other divine features.

The same timber laminate shown in the kitchen and on built-in joinery also features on the long vanities in both bathrooms and in the WIR, and it’s this fluid consistency of materials, and the beautiful tone of the laminate, that makes the home feel polished and streamlined.

The master is also treated to a generous WIR and a large luxury ensuite, and it is this point of difference that you don’t usually find in compact homes of 175sqm size.
